The phone rings, the receptionist politely greets the caller. “Thanks for calling Emma Stanley Law! You’re speaking with…” Frantically, the other side blurts out “I’m buying a house… I need an appointment! What on earth do I do?! Please help me!”
Relax, you have us on your team. We promise to make the house buying process easy, so you can enjoy this exciting time. Most of the time, our first point of contact with a client is after they have signed an Agreement for Sale and Purchase. We recommend getting your lawyer on board as early as possible. Don’t forget, we have a set fee, making it easier to involve us in the process right from the beginning.
During that first phone call, we will get all the information we need from you, including details of your mortgage broker or bank and make sure you’re on track with getting your builders report, LIM report and any other reports you may require, arranged. We will also go over with you how the process works, what you need to do, what we’ll do and how much it’s going to cost. Being able to clear up so much over the phone and get those burning questions answered will be such a relief and you’ll feel like a weight has been lifted off your shoulders!
Once you’ve made an offer which has been accepted by the Vendor, we will usually have our first appointment with you then, particularly if you’re using your Kiwisaver funds to assist with the purchase. If you’re not using your Kiwisaver funds to assist with your purchase, we will generally only require one appointment with you closer to the settlement date. We have clients who aren’t based in Southland or Central Otago, and we simply email them documents for signing.
Throughout the process, we will keep you fully informed and make sure you don’t miss any important deadlines. We’ll also check in with you along the way, making sure everything is progressing as it should. If you have a question at any time, just give us a call!
